How construction loans work
Most custom builds use a construction-to-permanent loan: the bank releases funds at milestones as your home takes shape — foundation, frame raised, dry-in, and so on — then rolls into a standard mortgage when you are done. Lenders typically want stamped plans, a realistic budget, and a general contractor on the project.
